Resident Criteria

Folkstone Manor is an adult building for people 55 and older. Priority is given to seniors with a total annual income of $46,500 or less for one-bedroom suites, or $58,000 or less for two-bedroom suites. Current residents of Stony Plain, Spruce Grove, and Parkland County are also prioritized.

Folkstone Manor rents are below market value, and not subsidized. Folkstone Manor uses a tiered rate system, where rent amounts are based on the total household income.

Are there laundry facilities available?
A:
There are shared laundry rooms on each floor.
Q:
What are the room dimensions?
A:
The one-bedroom units are approximately 600 ft². The two-bedroom units are approximately 800 ft². There are 4 large two-bedroom suites that are 994 ft².
Q:
How long do I wait once I apply?
A:
Once you have completed your application and supporting documentation, please submit it to Meridian Housing Foundation. A successful applicant will have their application priority rated and will be offered a unit if one is available. If no unit is available, the applicant will be added to our waiting lists. We cannot estimate or guarantee wait times as it is based on priority ratings (not ‘first-come-first-serve’) and lists may fluctuate.
Q:
Do you allow scooters?
A:
Scooter parking is available in the underground lot for a monthly fee. Please contact the MHF office to see if there is space available prior to purchasing your scooter. The use of scooters is not permitted inside the building.
Q:
What can I use on my balcony?
A:
Residents are welcome to use their outdoor space with appropriate patio furniture, small potted plants, and electric barbecues. Balconies are to be well-maintained and are not to be used for storage. Garbage and bottles left on balconies can attract pests. Hanging rugs, blankets, clothes, and similar items over railings is not permitted.

Can I purchase (or bring) my own air conditioning unit?
A:
All units must be approved by Meridian Housing Foundation management prior to installation. Please contact MHF maintenance for installation. You will be invoiced a one-time surcharge of $60 for the required plexiglass.

Do you allow pets?
A:
Unfortunately, pets are not permitted in any of our Buildings. “Visiting” pets are welcome but long-term/overnight visits are not allowed.

Do you allow smoking?
A:
As per Provincial Government legislation, all our buildings are smoke-free. Smoking is not allowed in any of our units or on the balconies. This includes cannabis smoke and vaping. The growth of cannabis plants is also prohibited in Meridian Housing Foundation buildings.

Is parking available, such as underground or covered parking?
A:
Parking is available for a monthly fee: Surface $40, Underground $80

Are there any deposits required?
A:
Yes, the security deposit is the equivalent of one month’s rent.

Are utilities included in the rent?
A:
Heat, water/sewage, and garbage collection are included in the rent. The resident is responsible for electricity/power.

Are TV, Internet, and Telephone services included in the rent?
A:
TV, internet, and telephone services are the responsibility of the resident. You may choose from any service providers available. There are existing telephone and cable lines in each unit for your use. You are responsible for connecting, disconnecting, and paying for your own services. Satellite dishes are not permitted.

What will my rent be?
A:
Folkstone Manor is an affordable housing program with rental rates set below market, determined by household income. As of March 1, 2025, one-bedroom suites are priced at $840 for households earning $30,970 or less, $910 for those earning between $30,970 and $46,500, and $1,065 for those earning over $46,500. Two-bedroom suites cost $1,080 for households with an income of $58,000 or less and $1,265 for those earning over $58,000. Additionally, there are four larger two-bedroom units (994 ft²) available at a fixed rate of $1,325 per month.

May I apply if I am not yet 55 years old?
A:
Applicants for Folkstone Manor must be 55 years of age or over.
